Who Cuts the Grass? Landlord or Tenant?

 It is summertime, and in summer one thing is for sure grass grows at an alarming rate, so as a landlord you ask, Should I Cut My Tenants Grass?
 
This really comes down to what is stated in the tenancy agreement. There are different Buy To Let investors out there, some who take the let and forget it approach, and others who really care about letting standards, tenant experience, maximizing rental income and reducing voids periods.
 
In my 18 years in the property industry, I have learnt the best way to handle the grass issue is to agree to share the responsibility with my tenants. I use the lawn mowing as another opportunity to demonstrate to my tenants that we are caring landlords and we want to look after their home and they should too, take pride in their home.
 
If you going to do a job do it well, do yourself a favor; provide the tenants with good quality gardening equipment. Screwfix sells a good range. A well-cut lawn really enhances your tenant experience and allows them to enjoy the home the work to pay rent for.
 
Of course cutting the grass is one of those boring and tedious, I will do it tomorrow jobs, but actually, tenants really become appreciative when you (Landlord) trim their grass for them.
